Course Description
In this course, we will explore all parts of the listing agreement. We will cover important topics such as length of the agreement, terms and conditions, commission rates, dual agency, disclosures, and more.
Course Objectives
Upon completion of this course, the student will be able to:
- Identify the five essential steps for making a listing presentation
- Compare seller versus buyer presentations and listing appointments
- Recall potential presentation venues and the different levels of preparation required
- Identify the information that you should gather prior to completing a listing agreement and understand the benefits of having this information
- Explain the difference between an Exclusive Right to Sell Listing Agreement, an Exclusive Agency Listing Agreement, an Open Listing Agreement, and a Net Listing
- Discuss elements of a typical Exclusive Buyer’s Agency Agreement and demonstrate the ability to complete the form
- Describe the relationship of an affiliated licensee with the broker in a listing agreement
- Explain when the seller must be provided a copy of the listing agreement
- Identify three ways a listing agreement can be terminated
- Describe seven environmental factors that may require disclosure in a listing agreement
- Describe the major sections of the Residential Seller Property Condition
- Recognize the requirements for disclosure and identify potential trouble spots for sellers
- Identify the seven categories forming the basis for discrimination under the Fair Housing Law and give a practical example of why a listing should be refused under each category
- Explain what constitutes fair housing discrimination in advertising and accurately compose two advertisements demonstrating compliance
- Explain how real estate commissions are determined and know how to calculate commissions and pro-rations
